LA CASA CARLOTTA, LE MARCHE
Overview
La Casa Carlotta is a private ground-floor apartment set within a beautifully restored casa colonica in the Musone Valley in Le Marche, with sweeping views across to the historic hilltop town of Cingoli, known as “Il Balcone delle Marche.”
Our dream of owning and restoring a traditional Italian home led us to this region, which already held deep personal meaning for our family.
When we discovered what is now La Casa Carlotta, we fell in love instantly. With the help of an architect friend, we carefully transformed the original ground-floor stables into a self-contained living space, preserving the character of the building while creating a relaxed, contemporary retreat.
The ground floor apartment which can accommodate up to eight guests has been designed to offer a sense of calm and simplicity.
Light stone floors and whitewashed walls run throughout, complemented by understated, comfortable furnishings.
Surrounded by the gentle sounds of the countryside—cicadas in the trees and distant sheep bells—La Casa Carlotta offers a peaceful escape from city life. Yet it remains conveniently located, with the beaches of the Adriatic and the Conero coast, as well as Ancona Falconara Airport, all within approximately 30 minutes’ drive.
Outside, guest can enjoy a private garden, swimming pool, sun loungers, hammocks, and a large terrace with a pergola—perfect for long summer evenings of outdoor dining.
Casa Carlotta is just a 30 minute drive from Ancona Falconara Airport. Full directions will be supplied upon booking. Find Us
THE HOUSE
Living Space and Kitchen
From the terrace, the house opens into a bright and airy open-plan living space built around relaxed indoor-outdoor living. The dining area flows into a spacious fitted kitchen and a comfortable sitting room — a welcoming space to gather at any point in the day.
The kitchen is fully equipped with everything needed for a long leisurely dinner or a quiet breakfast before the day begins. There is an espresso machine ready for slow mornings and good Italian coffee, which the region continues to take seriously.
The sitting room has sofas and armchairs arranged around an open fireplace, with large windows looking out over the gardens and pool. In the evenings, softer lighting creates a warm and peaceful atmosphere — ideal for unwinding after dinner with a glass of wine, a book, or a film on the smart TV.
THE HOUSE
Bedrooms
Two large, light-filled bedrooms each have a comfortable double bed and an additional daybed — ideal for families or guests who appreciate the extra space. Large doors open directly onto the garden, letting in fresh air and morning light, while cool stone floors keep the rooms comfortable in summer. Both are air conditioned for warmer nights.
A third, smaller twin room is well suited to children or teenagers, making the house work well for families of different sizes and ages.
All three rooms are simply and thoughtfully furnished — the kind of space that feels easy to settle into at the end of a long day.
THE HOUSE
Bathrooms
The apartment has two modern bathrooms, both designed with comfort and simplicity in mind. Each has a spacious enclosed walk-in shower. One has a single sink; the other a double vanity — useful for families and groups getting ready at the same time. Both are fitted with toilets and bidets.
Natural stone tiles throughout, contemporary fittings, and soft towels provided. Everything in place for a comfortable stay.
Gardens, Terrace and Pool
CASA CARLOTTA, LE MARCHE
The property is surrounded by a large private garden, enclosed by natural hedging and mature trees that gives the whole space a genuine sense of seclusion. Access is through remote-controlled wooden gates opening onto generous parking and uninterrupted countryside views.
The garden is intentionally rustic and natural in character. Olive trees, fig trees, and mature shade trees are scattered across the grounds, with hammocks tucked beneath them — peaceful spots to read, rest, or simply listen to the countryside.
At the front of the house, a spacious terrace overlooks the pool and the landscape beyond. Partially covered by a pergola, it serves as an outdoor living space from breakfast through to late evening. A large dining table is there for long meals outdoors, and an L-shaped garden sofa beneath a wide parasol is where aperitivi tend to happen as the sun drops.
As dusk falls, garden lighting comes on quietly and the sounds of the cicadas and frogs take over. It is one of the better parts of the evening.
The pool is ten by four metres, with a constant depth of 1.4 metres and easy step access. It sits just a few metres from the terrace and is cleaned daily by Mario — a much-loved local who looks after the gardens and outdoor spaces throughout the summer.
Sun loungers, deck chairs, and hammocks surround the pool. On hot afternoons, it is hard to think of a good reason to leave.
*Please note: Photographs of the gardens were taken in spring. Vegetation, flowering, and grass colour will vary depending on the season. As with any countryside property, the garden is home to bees, butterflies, and the occasional passing insect — all part of what makes the place what it is.
“Beautifully restored house in great location with large gardens and pool. Owners very helpful- Highly recommend!”

No. We have found that mosquitoes and flies often find their way inside even with screens. We recommend bringing insect repellent and lightly spraying the bedrooms before heading out for the evening, then keeping doors closed overnight.
